Lease of Commercial Space (Fountain Shop) at the Jamaica Conference Centre, Downtown Kingston

The Urban Development Corporation (UDC) invites proposals from individuals and/or businesses interested in leasing the 1,152.78 square feet of space on the ground floor of the Jamaica Conference Centre (JCC) known as the Fountain Shop, under an annual lease agreement valued at a minimum of J$2,500,000 plus General Consumption Tax (GCT). The lease will be for a minimum of one (1) year but no more than three (3) years with one (1) option to renew for a further year.

The Bidder is required to submit one (1) hard copy of the proposal as well as a soft copy PDF electronic copy on a USB drive. The hard copy along with the USB drive is to be placed in a sealed envelope along with the Required Document Checklist to:

The Fountain Shop is located on the ground floor of the Centre with a net floor area of approximately 107.10 square metres (1,152.78 square feet). It has a glass frontage almost overlooking a water fountain and it comprises an open plan.

Modern technology and materials have been employed in the development of the building and the general finishes are as follows:
· Structural Support: reinforced concrete columns and beams;
· Roof: in-situ laid and prefabricated reinforced concrete slabs;
· Ceiling: rendered and painted soffit of intermediate prefabricated and reinforced concrete slab;
· Walls: reinforced concrete panels that are painted internally and faced with the cut stone finish on the frontage;
· Windows: plate glass panes in metal frames and glass louvre panes in adjustable metal frames to the upper sections;
· Doors: plate glass in a metal frame and double timber “V” – jointed with lower aluminium vents;
· Floor: porcelain tiles.

A site visit will be held as part of the pre-proposal meeting as follows:

· Location: Jamaican Conference Centre

Bidders attending the pre-proposal meeting must notify the Director – Strategic Sourcing & Procurement by email:, no later than noon on October 17, 2022 of the name and phone numbers of the individual who will attend.

All requests for clarifications must be submitted to by November 9, 2022.

Proposals in response to this RFP must be submitted no later than November 23, 2022, at or before 2:00 p.m. Sealed and labelled proposals must be deposited in the Tender Box labelled ‘Request for Proposals, Fountain Shop at Jamaica Conference Centre, Kingston’ located at the offices of the UDC, 12 Ocean Boulevard, Kingston by the deadline for the submission of proposals. Proposals received after the deadline date and time will not be accepted.

The Proposals will be opened at 2:15 p.m. on November 23, 2022 on the Ground Floor of the Office Centre Building, 12 Ocean Boulevard, Kingston. Proposals will be checked for compliance, based on all required documents as per Appendix 11 – Required Documents Checklist and the following information shall be recorded and announced:
· the name and address of each applicant
· the amount of the offer

Bidders or their representatives are invited to attend the opening if they so choose.
