REQUEST FOR OFFERS TO PURCHASE Rooms on the Beach – Land Part of Ocho Rios, St. Ann

The Urban Development Corporation (hereinafter called “UDC”) request the submission of offers to purchase “Rooms on the Beach – Land Part of Ocho Rios, St. Ann” for resort development.

Registered at Volumes 1151, 1171, 1507, 1104 and 1435 Folios 953,358, 540, 890 and 41 of the Register Book of Titles, with a total area of 2.7268 hectares (6.738 acres).

The property is a beachside hotel located on level, free-draining land with white-sand beach frontage and a scenic view of the Caribbean Sea, forming part of the Ocho Rios Bay Beach. Access is provided via an asphalt-paved driveway leading to the main hotel building, along with a designated guest parking lot. The property features unpaved open grounds, landscaped with palm, coconut, and ornamental plants along the seaward boundaries. The property boundaries are secured by a combination of concrete block walls, chain-link fences, barbed wire, and spiral razor wire. The north side is enclosed by a concrete block wall, while the west, east, and south boundaries incorporate various security features, including cut stone walls, chain-link fencing, and barbed wire reinforcements.

A circular porte-cochere connects the parking lot to the pool area, which features a paved pool deck, beachfront access, and a wedding gazebo, offering a scenic route for special events.

The subject property is located on Main Street and is accessed by a reserved roadway which also provides access to the adjoining hotel property. The property is bounded as follows: 

  • North:   Moon Palace Hotel
  • South:    Ocho Rios Commercial Centre and Parking Lot – Commercial
  • East:      Part of Ocho Rios Reclaimed Lands, Reserved Road, Main Street and Craft   Market
  • West:     Caribbean Sea – Ocho Rios Bay Beach

The reserve price (minimum bid price) to purchase Rooms on the Beach – Land Part of Ocho Rios, St. Ann is One Billion, Seven Hundred and Eight-Six Million, Five Hundred Thousand Jamaican Dollars (J$1,786,500,000.00). Offers below the reserve price will NOT be accepted. Please note that GCT, Transfer tax and Stamp duty will be subsequently applied to the bidding amount.

The sale will be accompanied by a lease of the adjoining beach area comprising 7,497.64 sq. m., at a rental rate of Twenty-Five Thousand, Three Hundred and Forty-Two United States Dollars (U$25,342.00) per year.

ACCEPTANCE OF BIDS CLOSES MAY 30, 2025, AT 2:00 PM. This is a competitive bid process. Bids will be deposited in the appropriately labelled tender box on the Seventh Floor, of the Urban Development Corporation (Office Centre Building), 12 Ocean Boulevard, Kingston.

An official public opening of bids/offers will be convened on MAY 30, 2025, AT 2:15 PM. at the offices of the Urban Development Corporation (Office Centre Building), 12 Ocean Boulevard, Kingston.
