The Urban Development Corporation (UDC) requests the submission of OFFERS to purchase of
“Lot 56, Fairy Hill Estate, Portland” for residential development.

The property is registered by survey as land forming part of the Fairy Hill Estate in the parish of Portland and is identified as Lot 56 on Deposited Plan No. 10253. It comprises approximately 1,295.75 square metres or 13,947.79 square feet.

Fairy Hill Estate is a residential seaside development located between Boston and Port Antonio. Although this coastal district is relatively quiet compared to major town centres such as Port Antonio and Morant Bay, the location offers easy reach to several nearby beaches.

The lot is irregular in shape, with an even grade below the roadway along its eastern boundary and a gentle slope below road level on the western side. The site is accessible via return frontage. The western boundary, as well as part of the southern boundary, is defined by ornamental shrubbery. The eastern and northern boundaries are currently unfenced and open.

The subject property is situated on the northern side of Pimento Drive. It is the second lot on the left after turning into Fairy Hill from the Fair Prospect and Folly main road at the Spice Boulevard sign.

The property is bounded as follows:

  • North: Lot 55, Pepper Close and Lot 57, Spice Boulevard – Residence
  • South: Pimento Drive – Return frontage
  • East:    Spice Boulevard – Access Roadway
  • West:   Pepper Close – Access Roadway

The sale price (reserve price) to purchase Lot 56, Fairy Hill Estate, Portland is Twelve Million Jamaican Dollars (J$12,000,000.00). Offers below the reserve price will NOT be accepted. Please note that GCT, Transfer tax and Stamp duty will be subsequently applied to the bidding amount.
