The Urban Development Corporation (UDC) invites qualified individuals and entities to submit comprehensive proposals for the lease, development, and management of Pearly Beach, situated in the prime coastal area of Ocho Rios, St Ann registered at volume 1104, folio 860(Part). Nestled in a prime location, this site encompasses 1.854 hectares (4.581 acres) and presents a remarkable opportunity to develop vibrant recreational facilities. These facilities have the potential to significantly enrich the local tourism scene, attracting visitors and creating a dynamic environment for community engagement and outdoor activities. The lease agreement will be granted for a medium-term duration of 25 years, with rental reviews every five (5) years, with a 10% increase annually, allowing for significant investment and development potential.

Applicants are invited to submit offers per the procedures stipulated in the Information Memorandum Document (IMD) download. The document is also available at the address below, as of Monday, February 10th, 2025, between the hours of 9:00 a.m. – 4:00 p.m., Monday to Friday, upon payment of a non-refundable fee of $2,500 by cash or manager’s cheque to the Urban Development Corporation.
Proposals must be deposited by Monday, April 7th, 2025, no later than 2:00 PM in the tender box on the 7th Floor, Office Centre Building, 12 Ocean Boulevard, Kingston, marked ‘Request for Proposal – Pearly Beach, Ocho Rios, St Ann’. Proposals submitted after this time and date will be automatically rejected.
An official public opening of bids/offers will commence at 2:15 p.m. on the same day at the offices of the Urban Development Corporation (Office Centre Building), 12 Ocean Boulevard, Kingston.
