REQUEST FOR OFFERS TO PURCHASE Lands Part of Success Estate (Northern Estates), Lot 5 and Sections 18A and 18B, St. James

The Urban Development Corporation (hereinafter called “UDC”) requests the submission of offers to purchase “Lands Part of Success Estate (Northern Estates), Lot 5 and Sections 18A and 18B, St. James” for Residential and Institutional development. The subject property is registered at Volume 1340 Folio 442 and Volume 1227 Folio 882 with an approximate area of 40.53 acres.

Northern Estates, a lower to upper income residential/resort/commercial community positioned on both sides of the Northern Coastal Highway. It is situated approximately 17 kilometres northeast of the Montego Bay urban area and approximately 16 kilometres west of the Town of Falmouth. It adjoins the communities of Spot Valley to the South, the Caribbean Sea to the north, Barrett Hall and Grange Pen to east and Rose Hall and Barrett Town to the west.

The properties along the northern (seaward) side are utilised for resort residential accommodations and commercial uses with sea frontages. Whereas properties along the southern side are primarily utilised for residential purposes.

The subject property, Lots 5 and Sections 18A and 18B comprises approximately 40.53 acres, and is located on the southern side of the Northern Coastal Highway and is adjacent to the John Rollins Success Primary School. It is approximately 350 metres southeast of the Sea Castles Apartments.

It is easily identified by the location plan and is bounded as follows:

  • North: Northern Coastal Highway
  • South: Part of Lilliput/Barrett Town (residential properties)
  • East: Remainder of subject land
  • West: Lot 4, Northern Estates, occupied by John Rollins Success Primary School

The sale price (minimum bid) to purchase Lands Part of Success Estate (Northern Estates), Lot 5 and Sections 18A and 18B, St. James, registered at Volume 1340 Folio 442 and Volume 1227 Folio 882 is Nine Hundred Ninety Million Jamaican Dollars (J$990,000,000.00). Offers below the reserve fee amount will NOT be accepted. Please note that GCT, Transfer tax and Stamp duty will be subsequently applied to the bidding amount.

ACCEPTANCE OF BIDS CLOSES APRIL 16, 2025, AT 2:00 PM. This is a competitive bid process. Bids will be deposited in the appropriately labelled tender box on the Seventh Floor, Urban Development Corporation (Office Centre Building), 12 Ocean Boulevard, Kingston.

An official public opening of bids/offers will be convened on APRIL 16, 2025, AT 2:15 PM. at the offices of the Urban Development Corporation (Office Centre Building), 12 Ocean Boulevard, Kingston.
