REQUEST FOR OFFERS TO PURCHASE Lot 105, St. Georges, Hellshire, St. Catherine

The Urban Development Corporation (hereinafter called “UDC”) requests the submission of OFFERS to purchase “Lot 105, St. Georges, Hellshire, St. Catherine” for residential development.

Registered by survey as all that parcel of land part of Hellshire known as St. Georges in the parish of St. Catherine, as Lot 105 on Deposited Plan 5289. The parcel is registered at Volume Folio 1144 Folio 865 with a land area of 1.42 Hectares (3.5 Acres). 

This site is irregular in shape, accessed via asphalt paved subdivision roadway (Dove Avenue) with a view of the Hellshire Hills, the Caribbean Sea and other residential development. The property is gently sloping above road level and appears free draining. It is unsecured at its boundaries, rocky with limestone type rock, and covered in thick shrubs. 

The subject lot is located on the western side of Hellshire Drive approximately 600 meters travelling in a southerly direction from the intersection of the Hellshire Park/Hellshire Drive and an unpaved parochial roadway. Lot 105 has access off from Dove Avenue which is accessed from Parrot Close. 

The property is bounded as follows: 

  • North:  Dove Avenue and Lots 4 and 5 St Georges 
  • South:  Lots 105A and 106 St. Georges 
  • East:    Lots 5-11 Woodpecker Avenue, St. Georges 
  • West:   Lot 104 St Georges, Hellshire 

The sale price (reserve price) to purchase Lot 105, St. Georges, Hellshire, St. Catherine is Forty-Six Million Jamaican Dollars (J$46,000,000.00). Offers below the reserve price amount will NOT be accepted. Please note that GCT, Transfer tax and Stamp duty will be subsequently applied to the bidding amount.

ACCEPTANCE OF BIDS CLOSES MAY 14, 2025, AT 2:00 PM. This is a competitive bid process. Bids will be deposited in the appropriately labelled tender box on the Seventh Floor, of the Urban Development Corporation (Office Centre Building), 12 Ocean Boulevard, Kingston.

An official public opening of bids/offers will be convened on MAY 14, 2025, AT 2:15 PM. at the offices of the Urban Development Corporation (Office Centre Building), 12 Ocean Boulevard, Kingston.
