The Urban Development Corporation (hereinafter called “UDC”) requests the submission of OFFERS to purchase  “Lot 373, Upper Fort (Block 3), Hellshire, St. Catherine” for residential development.

Registered by survey as all that parcel of land part of Hellshire, part of Great Salt Pond now known as Upper Fort (Block 3) being Lot 373 on Deposited Plan 5273, this property contains land area measuring approximately 1.6364 hectares (4.04 acres), recorded at Volume 1146 Folio 655 of the Registered Book of Titles.

This site is irregular in shape, accessed via asphalt paved subdivision roadway (Plateu Road) with a view of the Hellshire Hills, the Caribbean Sea and other residential development. The property is gently sloping above road level and appears free draining. It is unsecured at its boundaries, rocky with limestone type rock, and covered in thick shrubs.

The subject property is located on the south-western side of Plateu Road approximately 1 km west from the round-about at Fort Clarence and approximately 100 meters north of the intersection of Main Street and Plateau Road.

The property is bounded as follows:

  • North – Plateau Road;
  • South – Lot 368 Carib Close;
  • East – Lot 374 (vacant- residential land);
  • West – Lot 4, Fort Drive (vacant- residential land).

The sale price (reserve price) to purchase Lot 373, Upper Fort (Block 3), Hellshire, St. Catherine is Fifty-one Million Jamaican Dollars (J$51,000,000.00). Offers below the reserve price amount will NOT be accepted. Please note that GCT, Transfer tax and Stamp duty will be subsequently applied to the bidding amount.
